Rental conditions and documents
What are the rental conditions and what documents do I need to provide?
Income Requirements
To be eligible for a property at LIV, we apply the following income guidelines:

Your gross monthly income (excluding temporary allowances) must be at least 3 times the monthly rent.

If you rent together, the combined gross income must be at least 4 times the monthly rent.
Salaried Employees
We count your gross salary including holiday allowance. Bonuses or other variable allowances are not included.
Self-Employed Entrepreneurs
Your gross monthly income is calculated based on the average annual profit before tax over the past 2 years, divided by 24. A standard deposit of 2 months’ rent applies for entrepreneurs.
Pensioners
30% of your available monthly pension income may be added to your gross monthly income.
Additional Income
- Child support does not count.
- Partner support counts fully.
- Assets: 10% of your assets divided by 12 may be counted towards your monthly income.
Renting Together
Both incomes are fully (100%) counted for the combined income requirement.
Other Conditions
- Minimum rental period: 12 months, unless otherwise stated.
- Deposit: standard one month’s rent for all LIV properties.
- Diplomatic clause: possible, upon consultation.
- Guarantor: allowed after consultation. The guarantor must meet the same income criteria and provide the same documents as the tenant.
- Studios: suitable for single occupancy only.
Submitting Documents
You can easily and securely submit your documents via the rental portal on our website. If your partner or guarantor also has documents, you can add these in two ways:
- Via your own profile, under a separate section (not mixed with your personal documents).
- Via their own profile that they create in the portal.

- Fill in your basic details
- Upload your documents
Standard Required Documents
- Copy of Passport: Clear color scan. Cover personal numbers that are not needed for verification.
- Employment Contract or Employer’s Statement: With your name, position, and employment conditions. Employer’s statement may be no older than 1 month.
- Last 3 Payslips: Submit as separate PDFs. If employed less than 1 month, add your signed employment contract.
- Bank Statements: From the last 3 months showing your net salary clearly.
- Landlord Statement (if applicable): Signed statement from your current landlord with address, rental period, monthly rent, and payment history.
- Proof of Property Ownership (if applicable): For example, a deed with your name, property details, and purchase date.
- Additional Documents: Such as a motivation letter, proof of benefits, or other relevant documents.
Specific Documents Per Situation
Self-Employed Entrepreneurs
Note: standard deposit is 2 months’ rent.
- Chamber of Commerce registration (no older than 1 month)
- Accountant’s reports for the last 2 years (signed)
- Latest tax assessment (income or corporate tax)
- Income statement (IB60 or IBRI) for the last 2 years
- Bank statement of your business account (no older than 1 month)
- Pension overview (via MijnPensioenOverzicht.nl)
- Bank statements of the last 3 pension payments
Please note: There is no need to send a motivation letter or profile summary by email. After viewing a property, you can upload your documents via your profile on our website. The portal also allows you to easily add any personal explanation. At LIV Residential, we strive to offer equal opportunities to everyone, additional emails will therefore not be considered in the assessment.
